CABLE-TV END-OF-YEAR BILLING UPDATE
12/11/2009

It was brought to our attention that there were two errors on the 2009 Cable TV Taxes and Fees Coupon that was recently mailed to you:

The mailing address on the coupon was incorrectly stated, and should read:
Bayshore Village HOA
PO Box 15007
Vallejo, CA 94591

This is the same address that you mail your monthly dues if you pay by paper check. You may include it with your next payment if you like.

It is also due January 1, 2010, not January 1, 2009 as previously stated.

If you have already mailed the check to the incorrect PO Box for First Bank in Santa Ana, they should forward to the correct address for you.

We apologize for the over-sight and if anyone has any problems because of this error, please let Lynda know so that she can help correct it.

FALL RULES REMINDER LETTER
11/2009

The Fall Rules Reminder letter has been mailed to all owners. Please make special note of the information regarding over watering of potted plants on decks, balconies, and railings. The goal is to conserve water and reduce dry-rot damage to our units.

MANAGEMENT COMPANY CHANGES
10/23/2009

Our current management company, Armstrong Property Services, made a recent decision to focus only on larger properties. Due to this change our Property Manager has formed a new association management company named Sterling Association Management. The Board has agreed to contract with Sterling Association Management which will result in the same continued professional management services that we have come to expect. This change is effective November 1, 2009.

ANNUAL NOTICE OF ELECTION & REQUEST FOR BOARD MEMBER NOMINEES

The Bayshore Village Homeowners Association Annual Meeting and Election will be held on Saturday January 16, 2010. Nominations are now being accepted for the two member positions up for election. The deadline for nominations is November 17, 2009.

LOCAL AUDUBON SOCIETY NEWSLETTER

An excerpt from the Audubon Society's Pacific Flyway September newsletter:

"The phenomenon of roof-top WESTERN GULL nesting continued at Morro Bay this summer. Known for years to use boats and building roofs along the Morro Bay Embarcadero, this year 16 chicks were on the roofs of Bayshore Village Condos, three were on a nearby home along Main Street, and two were on the closed Anthony's Restaurant building next door to Dorn's Restaurant."

On October 17, 2008 all Bayshore Village owners were mailed a "Call for Nominations" form for the three open Board positions. Only two parties accepted the nominations for the open positions, therefore ballots will not be to be mailed.

Effective on your next Annual Meeting on January 17, 2009, your new Board will be as follows:

The new Board, at the annual meeting, will be asking for at least one member to volunteer to be appointed to the one Board position still open.

UPDATED ARCHITECTURAL REVIEW DOCUMENT

To specifically address installation of Seagull Abatement Devices on the exterior of Bayshore Village Units, the Artchitectural Review Committee (ARC) Procedure has been updated and will be mailed to all homeowners this week.

* * AGENDA NOTICE * *

Due to a new Homeowner Association Agenda/Meeting law that came into effect January 1, 2008, Agendas are now required to be mailed to all members 7-10 days prior to a Board meeting.

Also another important change is that only issues printed on the Agenda may be discussed and acted upon by the Board at a Board meeting. Owners and Board members may bring up new issues and can discuss them briefly, but unless the issue is an emergency, no Board decision may be made. If you have any questions regarding this new law please contact Lynda at APM.

CABLE-TV BILLING MIX-UP -- January 26, 2007

NOTICE: Some owners are receiving bills by mistake from Charter for around $46-$48 for "Bulk-rate basic - expanded service from 1-18-07 to 2-17-07". If you call Charter Customer Service you may be told that our Bayshore Village bulk rate contract is not valid. Be assured that all is OK, and you should NOT pay these bills. Please advise Lynda Farnum at Armstrong Property Management if you receive one of these bills.

BOARD MEETING HELD -- October 7, 2006

The quarterly board meeting was held Saturday October 7. Draft Minutes have been posted. The proposed 2007 budget was presented, discussed and approved -- an average $17 per month dues increase will take effect in January 2007. Additional topics of discussion at the meeting were the new election rules and defining the BSV Consultants program.

MANAGEMENT COMPANY CHANGE - Sept 1, 2006

Effective Sept 1, 2006, the BSV Management Company will be changing to Armstrong Property Management (click here for contact details). A letter detailing the address to send dues payments has been sent to all homeowners.

INJURED HERON FOUND - June 1, 2006

An injured heron was found at BSV and transported to Pacific Wildlife Care. It apparently had an altercation with a raccoon.

NEXT BOARD MEETING - Oct 7, 2006

The date for the next board meeting has been changed to Saturday October 7, 2006 at 9:00 AM in the Clubhouse.

The date change was needed to allow the finance committee more time to gather additional 2006 data prior to finalizing the 2007 budget.
