DRAFT "COMMON AREA USES" DOCUMENT
11/20/2010

A new "Common Area Uses" document has been prepared and the DRAFT is available (click here to download) for owner review before the next meeting in January. PLEASE NOTE that this is only a DRAFT; the Board of Directors has not started the approval procedures to adopt this as a new policy. This "Common Area Uses" document is a review DRAFT -- please provide feedback and comments to Lynda at Sterling Association Management or be prepared to discuss at the January meeting.


E-MAIL DISTRIBUTION OF ASSOCIATION DOCUMENTS

The Bayshore Village Homeowners Association (BSV HOA) is pleased to offer e-mail distribution services to its members for the End of year Disclosure Documents, required to be mailed to all owners by November 30th every year. By signing up for e-mail distribution, not only are you going green and saving trees, but you are saving the Association substantial expenses of copying and postage, ultimately keeping Association costs and assessments down.

We are encouraging all BSV Members to sign up for the E-mail distribution services and request that you complete the registration/consent form and return it to the management company by November 15, 2010. Registration forms must be signed and only one E-mail address will be accepted per property address. Signed forms may be scanned and e-mailed to Lynda Farnum, Community Association Manager, at lynda@sterlinghoa-mgmt.com, or the original form returned by U.S. Mail.

If desired, you may return to U.S. Mail hardcopy delivery at any time by completing the Revocation Form.


ANNUAL NOTICE OF ELECTION & REQUEST FOR BOARD MEMBER NOMINEES

The Bayshore Village Homeowners Association Annual Meeting and Election will be held on Saturday January 15, 2011. Nominations are now being accepted for the three member positions up for election. JULY 2010 BOARD MEETING

CHARTER CABLE-TV CONTRACT APPROVED
6/1/2010

A new five-year bulk rate contract with Charter Communications was approved by the Bayshore Village Homeowners. The new monthly rate (beginning July 1, 2010) is $24.09.


NEW "NO SMOKING" RULE FOR CLUBHOUSE AND POOL AREA
5/10/2010

At the recent Board meeting on April 10, 2010 the Board of Directors of BSV HOA approved a new rule regarding smoking in the clubhouse, pool and spa area. The purpose of this new rule is to preserve a harmonious living situation for the community, increase the quality of the air residents, guests, and tenants breathe, and to protect the value of the property within Bayshore Village Homeowners Association. This new rule (2 K) will be formally adopted at the next scheduled Board meeting on July 31, 2010.


CHARTER BULK RATE TV CONTRACT
5/6/2010

The current five-year bulk rate contract with Charter Communications expires on May 31, 2010. Charter has proposed a new five-year contract which will save participating owners a fifty seven percent (57%) savings over the regular monthly rate of $56.00 per month. If you want to change your participation in the bulk rate contract, return the form that was recently mailed to you to Lynda by May 17.

CABLE-TV END-OF-YEAR BILLING UPDATE
12/11/2009

It was brought to our attention that there were two errors on the 2009 Cable TV Taxes and Fees Coupon that was recently mailed to you. The mailing address on the coupon was incorrectly stated, and should read:

Vallejo, CA 94591
This is the same address that you mail your monthly dues if you pay by paper check. You may include it with your next payment if you like. It is also due January 1, 2010, not January 1, 2009 as previously stated. If you have already mailed the check to the incorrect PO Box for First Bank in Santa Ana, they should forward to the correct address for you. We apologize for the over-sight and if anyone has any problems because of this error, please let Lynda know so that she can help correct it.


FALL RULES REMINDER LETTER
11/2009

The Fall Rules Reminder letter has been mailed to all owners. Please make special note of the information regarding over watering of potted plants on decks, balconies, and railings. The goal is to conserve water and reduce dry-rot damage to our units.


MANAGEMENT COMPANY CHANGES
10/23/2009

Our current management company, Armstrong Property Services, made a recent decision to focus only on larger properties. Due to this change our Property Manager has formed a new association management company named Sterling Association Management. The Board has agreed to contract with Sterling Association Management which will result in the same continued professional management services that we have come to expect. This change is effective November 1, 2009.

LOCAL AUDUBON SOCIETY NEWSLETTER

An excerpt from the Audubon Society's Pacific Flyway September newsletter:

"The phenomenon of roof-top WESTERN GULL nesting continued at Morro Bay this summer. Known for years to use boats and building roofs along the Morro Bay Embarcadero, this year 16 chicks were on the roofs of Bayshore Village Condos, three were on a nearby home along Main Street, and two were on the closed Anthony's Restaurant building next door to Dorn's Restaurant."

The next Board meeting (originally scheduled for July 11) has been rescheduled for Saturday August 1, 2009, at 9:00 AM in the Bayshore Village Clubhouse. Details are in the agenda (click here). Agendas and Notices will also be mailed to residents about 10 days prior to the meeting.

2009 ANNUAL MEETING HELD

The Annual meeting was held on Saturday January 17, 2009, in the Clubhouse.
One board position is vacant pending board selection.



BOARD OF DIRECTORS ELECTION JANUARY 2009 ANNUAL MEETING

On October 17, 2008 all Bayshore Village owners were mailed a "Call for Nominations" form for the three open Board positions. Only two parties accepted the nominations for the open positions, therefore ballots will not be to be mailed.

Effective on your next Annual Meeting on January 17, 2009, your new Board will be as follows:
Allen Elliot (term expires 2010)
Polly Tatton (term expires 2010)
Dan Fernandes (term expires 2011)
Jack Morehead (term expires 2011)

The new Board, at the annual meeting, will be asking for at least one member to volunteer to be appointed to the one Board position still open.

The next Board meeting will be held on Saturday June 28, 2008, at 9 AM in the Bayshore Village Clubhouse. Please note the change of date from that previously announced and noted in the March 1, 2008 minutes.


UPDATED ARCHITECTURAL REVIEW DOCUMENT

To specifically address installation of Seagull Abatement Devices on the exterior of Bayshore Village Units, the Artchitectural Review Committee (ARC) Procedure has been updated and will be mailed to all homeowners this week.


MARCH 2008 BOARD MEETING

The next Board meeting will be held on Saturday March 1, 2008, at 9 AM in the Bayshore Village Clubhouse.

* * AGENDA NOTICE * *

Due to a new Homeowner Association Agenda/Meeting law that came into effect January 1, 2008, Agendas are now required to be mailed to all members 7-10 days prior to a Board meeting.

Also another important change is that only issues printed on the Agenda may be discussed and acted upon by the Board at a Board meeting. Owners and Board members may bring up new issues and can discuss them briefly, but unless the issue is an emergency, no Board decision may be made. If you have any questions regarding this new law please contact Lynda at APM.
